Welcome to Dreamshore Kiwi Beach Resort — your happy place by the shore. By making a reservation or staying with us, you agree to the following house rules and terms.

Check-In & Check-Out

  • Check-in: From 2:00 PM

  • Check-out: Until 12:00 PM
    Early check-in or late check-out is subject to availability and may incur additional charges.

Reservations & Payments

  • All bookings are subject to availability and confirmation by the Resort.

  • A deposit or full payment may be required to secure your reservation.

  • Rates may vary during peak seasons, holidays, or special events.

Cancellations & No-Shows

  • Cancellation policies depend on the rate and platform selected at the time of booking.

  • Late cancellations or no-shows may be charged in full according to your confirmed booking terms.

Guest Conduct

  • Please be respectful of other guests, staff, and the surrounding community.

  • Quiet hours must be observed, especially in the evening.

  • The Resort reserves the right to refuse service or request guests to leave without refund in cases of disruptive, abusive, or unlawful behaviour.

Maximum Occupancy & Visitors

  • Each room has a maximum occupancy limit.

  • Additional guests or visitors, including day-use guests, must be approved by the Resort and may be subject to extra charges.

Property Care & Damages

  • Guests are responsible for any loss, damage, or excessive cleaning required during their stay.

  • Repair or replacement costs may be charged accordingly.

  • Resort facilities and amenities must be used responsibly and only for their intended purpose.

Safety & Liability

  • Guests stay at the Resort at their own risk.

  • The Resort is not liable for loss, theft, or damage to personal belongings.

  • Children must be supervised by an adult at all times.

Beach & Outdoor Areas

  • The beach and outdoor facilities are natural environments and may involve risks.

  • Swimming and water activities are done at the guest’s own discretion and responsibility.

  • Weather and sea conditions may change without notice.

Power, Internet & Utilities

  • Generator backup and high-speed Wi-Fi are available.

  • Uninterrupted power and internet service cannot be guaranteed due to external or island-related factors.

Pets

  • Pets are allowed only with prior approval from the Resort.

  • Additional fees, rules, or restrictions may apply.

  • Guests are responsible for their pets’ behaviour, safety, and cleanliness.

Force Majeure

  • The Resort shall not be held liable for cancellations, delays, or service interruptions caused by events beyond its control, including natural disasters, extreme weather, power outages, or government regulations.

Privacy

  • Guest information is collected solely for reservation and service purposes.

  • We respect your privacy and will not share personal data except as required by law.

Amendments

  • Dreamshore Kiwi Beach Resort reserves the right to update or amend these terms at any time without prior notice.

  • Updated terms take effect immediately upon posting.

Governing Law

  • These terms are governed by and interpreted in accordance with the laws of the Philippines.
